Façade Ordinance Survey and Roof Restoration/Repairs

BET has been the leading building envelope consultants for multiple projects and repairs on 243 Charles Street over the years. 243 Charles Street building is the Massachusetts Eye and Ear main campus. The building consists of 2 structures. The first one, built in 1850’s, is a six-story mass masonry building; and the second one is a seventeen-story precast structure built in early 1970’s. The first structure, usually referred to as the antique building is a solid brick masonry wall construction with split face limestone panels on the ground level and corrugated cement panels on the penthouse level. The second structure encloses portion of the antique building and consists of precast panel walls from ground level to top of the parapet. BET has performed a façade ordinance survey per City of Boston Ordinance 9-9.12, and also to provide the owner with a more detailed review of the building envelope to determine the areas where maintenance and repairs are needed. BET also surveyed the roof and prepared plans and specifications for the roof repairs and restoration including limited flashing details, a roof plan, and relevant technical specifications.
