BET was retained by the Condominium Association at 170 West Broadway to evaluate leaks at the building and to serve as their expert witness in potential litigation against the building developer. The property consists of a five story mixed used composite type structure building containing 33 residential units, a storefront restaurant, and a two-level parking garage. BET performed a condition survey of the exterior building enclosure, which included performance testing of the windows and doors, and forensic test cuts through the exterior wall and roof cladding materials in select locations. The Association engaged BET for follow-up construction design and administration services to address the problems at the building. BET prepared written specifications and drawings for the project, and bid it out to qualified contractors. The repair work entailed reflashing all of the windows, doors, and wall penetrations, replacing the exterior balcony doors, replacing select areas of the exterior fiber cement and thin brick cladding systems, and performing miscellaneous roofing and waterproofing repairs. The project was awarded to Knollmeyer Building Corp. in the Fall of 2022 and is expected to be complete during the summer of 2023.
